INITIAL CONSULTATION
At the private clients request our design curator will meet with the homeowner to assess the home and formulate a room by room plan to make the most out of each space. It is a great way to create a home that buyers can see themselves living in, by eliminating distractions and adding furniture & accessories. Our curators stay current on design ideas and color schemes that are popular in the marketplace.
This detailed look through a "Buyer's Eye" takes up to 2 hours and can include ideas on furniture layout, curb appeal, interior and exterior paint colors, focal point artwork and accessories, window treatments, lighting fixtures, as well as, other tricks of the staging trade.
CREATE PERSONALIZED PLAN OF ACTION
During this walk through discussion, the curator will then outline on a report the suggestions to add, remove, or change in each space.
Both the homeowner and realtor are emailed a prioritized Staging Suggestion
DELIVER STAGING RECOMENDATIONS
Once the curator and client approve overall design strategy the curator will then create a Pinterest board upon consult approval. Designer adds these finds to a Personalized Pinterest Board which is emailed to the client for review and to have as a reference and the plan of going forward.
DELIVER CONTRACTOR DIRECTORY
Private client is then emailed our proprietary contractor directory for their area. This serves as a beginning point to access different contractors in their immediate area that can offer options for remodel and construction if necessary.
COORDINATE MARKETING PLAN
At the end of the design and staging journey the curator and realtor will then create a timeline for the photo shoot of the property once staging and remodel is complete. The realtor then takes over the marketing and event coordination of Texas Land and Luxury private clients distinguished property. The design curator is always available for consultation during the listing timeframe of their transaction.
